WHY AN INDEPENDENT REVIEW

Construction decisions shouldn’t rely on guesswork.

01

Unclear Pricing

It can be difficult to know whether a contractor quotation reflects the actual drawings, specifications, and scope.

02

Quantity & Rate Differences

Differences in measured quantities or unit rates can materially affect the total project cost.

03

Unexpected Variations

Unclear or excluded scope can become additional costs after construction starts.

04

Paying Ahead of Progress

Payment schedules may expose owners to paying more than the value of work actually completed.

NEED A PROJECT-SPECIFIC NUMBER?

Want to know what your specific villa should actually cost?

Generic cost-per-square-metre assumptions are only a starting point. A project review assesses your actual drawings, quantities, specifications, and contractor quotation.

Request a Project Review
Indicative only. Rates are based on project experience and preliminary allowances for each architectural specification class, applied to total building floor area. The broad build allowance includes structure, architectural works, MEP, AC and water heating, built-in and loose furniture, appliances, pool works, landscaping, external works, contractor overhead and profit, and a preliminary contingency allowance. Land or lease cost, taxes, design/consultant fees and permits are excluded. Actual scope and cost require a project-specific review.

VILLA COST REVIEWILLUSTRATIVE SAMPLE

Cost overview

Contractor quotation → reviewed quantities and rates → Owner Estimate, with scope differences and assumptions stated.

01 · QUANTITY & RATE

Floor finish measurement requires clarification

Illustrative quoted quantity: 180 m². Reviewed quantity: 150 m². At the same illustrative installed rate of IDR 500,000/m², the difference is IDR 15M.

Action: Reconcile the measured areas and waste allowance before adjusting the quotation. Confirm whether the installed rate includes preparation and accessories.

02 · SCOPE & VARIATION RISK

A pool allowance needs a defined scope

The example allowance does not specify filtration equipment or commissioning.

Action: Confirm inclusions and price missing work before appointment.

03 · VALUE ENGINEERING

Compare an alternative finish

Assess a locally available finish against the required appearance, durability and installation method.

Action: Obtain an equivalent specification and installed price before recommending a change.

All examples and figures are fictional, not market benchmarks or promised savings. A lower Owner Estimate is not guaranteed.

FAQ

Common questions from villa owners.

Are you a contractor?

No. Genevera Advisory provides independent owner-side construction cost advice. We do not earn construction margins, material sales income, or contractor commissions from the projects we review.

Can you review a contractor quotation I already received?

Yes. A contractor quotation, BOQ, drawings, and specifications can be reviewed to identify material quantity, rate, scope, and commercial differences.

Do I need complete drawings?

Complete drawings provide the strongest basis for a detailed review. Where information is incomplete, we identify the limitations and advise what can reasonably be assessed.

Can you review a project already under construction?

Yes. Progress and payment reviews can compare contractor claims against verified completed works and help the owner understand an appropriate payment position.

Can you assess an unfinished or stopped project?

Yes. A Stalled Project Assessment can reconstruct completed work value, payments made, remaining scope, and an estimated cost-to-complete.

Do I need to be in Bali?

No. The service is designed to support owners who may be based overseas. Project documents and reports can be handled digitally, with site assessment arranged where required.

START WITH THE NUMBERS
